Lost Creek's ACC Sees Your Windows Before Anyone Else
The Lost Creek Neighborhood Association's Architectural Control Committee approves any and all exterior changes to existing structures, and the house itself is the first structure its guidelines list. The authority is written broadly: it covers any action that alters an exterior dimension or size, shape, construction materials or exterior appearance.
A window job lands inside that on almost every count. Widening an opening for a door wall alters an exterior dimension. Going from wood to steel changes the construction material. New glass with a different grid pattern or colour changes the appearance.
The guidelines, in Revision 3 from October 2023, set the clock. The ACC's designee acknowledges a submission within 3 business days and decides within fifteen days of that acknowledgment, or a shorter period where a section's deed restrictions set one. We build that fifteen-day window into the schedule from the start.
Starting early costs more than waiting
The Lost Creek Limited District is plain about it: get ACC approval before beginning, because starting without it may bring enforcement action by the Limited District and delay the project. No opening is touched on a Lost Creek job until the approval is in writing.
Which Section Are You In? Woodslopes and The Valley Differ
Not every part of Lost Creek answers to the same committee. The Limited District notes that architectural approval for all sections except Woodslopes and The Valley remains with the LCNA Architectural Control Committee. If your house is in one of those two, a different body reviews the change.
We ask the question at the first call rather than after drawings are done. We prepare the same elevations and product details either way. What changes is who receives them, and which rules they are read against.
The Permits the ACC Does Not Give
ACC approval is not a building permit. The Limited District says so directly: Travis County, City of Austin and ESD 9 (Westlake Fire Department) permits may also be required, and the ACC does not provide them.
Jurisdiction here has moved within the last decade. Lost Creek was annexed by the City of Austin in December 2015 and dis-annexed in May 2024. A permit answer from a few years ago may not be the answer today, so we confirm which authority covers your scope when we quote, not from memory.
For a commercial building in unincorporated Travis County, the county's own fire code applies. Chapter 201, effective January 1, 2026, adopts the 2021 International Fire Code and requires a building permit before construction or substantial improvement of a commercial building, a public building or multifamily housing of more than three units.
Houses From Three Decades, and Glass for Each
Lost Creek sits between the Capital of Texas Highway, Barton Creek, Barton Creek Boulevard and Bee Caves Road, and takes its name from a secluded stretch of Barton Creek upstream of Barton Springs and Zilker Park. Suburban building began in the late 1970s and continued for over three decades. So the window you have depends heavily on the year your house went up.
That spread shapes the job. On an early house, the conversation may be about new frames and new sightlines as much as new glass. On a later one, it may be about a larger opening toward the back of the lot, or a door wall onto a terrace. The measure tells us which it is.
Travis County is in Climate Zone 2. Under the Texas compliance guide for the 2015 energy code, the prescriptive limits there are a fenestration U-factor of 0.40 and a glazed fenestration solar heat gain coefficient of 0.25, and that table applies to additions, alterations and new units in existing openings, not only new homes. Each value must come from an NFRC rating. A low-E coating carries most of that load, keeping radiant heat on the side of the glass it started on while passing daylight.
A note on the night sky
Lost Creek is an International Dark Sky Development of Distinction and asks residents to keep outdoor lighting shielded and pointed down. That request is voluntary, and we found no rule on glazing itself. If a new glass wall faces the greenbelt, it is worth planning the exterior lights beside it with the same care.
What Drives the Cost of Lost Creek Window Work

Do I need ACC approval to change my windows in Lost Creek?
